What You Actually Need to Build
I grab a saw, a hammer, and coins. Lots of coins. You’ll burn through them fast.
Planks are the backbone. Normal, oak, teak, mahogany (each) unlocks new furniture and rooms. Teak?
Stronger than oak. Mahogany? Lets you skip some levels.
(Yes, it matters.)
You get planks two ways: chop logs yourself or use the sawmill. The sawmill charges 10 coins per plank. It’s faster.
It’s worth it. Unless you’re farming logs for fun. Then go ahead and chop.
Nails run from bronze to rune. Ironmen forge their own. Everyone else buys them.
Rune nails cost more but save time. And time is coins you don’t spend waiting.
Limestone and cloth show up for niche builds (like) the gnome glider or fancy carpets. Don’t stress them early. Focus on planks and nails first.
You’re not building a house. You’re building XP, GP, and inventory space. That’s why you need the right tools now, not later.
Saw. Hammer. Coins.
That’s your starter pack. Everything else follows.

Training That Doesn’t Bleed Your Wallet
I train Construction like I pay rent (only) what I can afford.
Not one more coin than necessary.
Crude Wooden Chairs cost nothing but time. Level 1. 19. Normal planks.
You’ll get ~20k XP/hour. It’s slow. It’s boring.
But it’s free.
Oak Larders (level 33 (50)) use oak planks. Faster. ~45k XP/hour. Still cheap.
You’ll need a sawmill ticket (grab) one while you’re at the bank.
Pay him 50k GP and he builds chairs for you. No clicking. No waiting.
You could skip ahead. Hire a demon butler. Yes, really.
Just XP stacking while you eat lunch. (He vanishes after 1,000 actions (plan) accordingly.)
Mahogany Homes? That’s where it gets real. Client contracts give huge XP and rewards.
You’ll earn back your costs fast. If you’re level 50+. Expect ~120k XP/hour.
But mahogany planks cost money. Lots.
Gilded Altars and Mahogany Tables are top-tier. Fastest XP/hour. But you’re paying for every plank twice.
Build, then demolish. Not worth it unless you’re pushing 99.

Ironmen Build Differently
I built my first house as an Ironman. No trading. No help.
Just me, a hatchet, and way too much time.
Woodcutting is slow. I cut yews in Seers’ Village because they give decent XP and spawn fast. (You’ll hate the respawn timer.) Miscellania helps.
But only if you’ve upgraded it. You need level 50 Construction to even access the kingdom’s woodcutting spot.
Sawmills matter. A lot. I teleport to Varrock Lumberyard every time I get 27 logs.
It’s faster than running back to home. And yes (I) count them. Every single one.
Nails? I smith them. Level 15 Smithing lets you make iron nails from iron bars.
I keep a bank tab just for bars and hammers. No shortcuts here.
Mahogany Homes changed everything. They cost less material and give more XP. I built three before I hit level 99.
The math checks out. Less wood, more progress.
You’re not saving time. You’re saving inventory space. And sanity.

It’s not worth it.
I still check my sawmill run time. Still count nails. Still curse when a log spawns behind a rock.

Save Cash While Building in OSRS
I buy planks and nails in bulk. It cuts trips to the GE (and) time wasted walking.
You’re not an Ironman? Then use the Grand Exchange. Prices dip often.
Check before you click.
Start every build session with at least 500k cash. Less than that and you’ll stall mid-wall.
Need more GP? Farming runs pay steady. Slayer tasks hit harder if you pick profitable monsters.
I skip low-yield methods. No point grinding herbs for 20k when a single black demon task nets 150k.
Cash flow makes or breaks your build speed. You feel that lag when you run out mid-room.
